
United Arab Emirates (UAE)-based real-estate developer Aldar has announced the master plan for Fahid Island, a new destination in Abu Dhabi with a gross development value of over Dh40bn ($10.8bn).
The island boasts an 11km coastline and offers a blend of wellness, education, and leisure facilities.
Spanning 2.7 million square metres, with a 4.6km beachfront and mangrove forests on two sides, Fahid Island is designed to ensure every part of the island is within a five-minute walk to the water.
The island’s culture is said to be complemented by refined coastal residences and five-star hospitality.
Aldar chair Mohamed Al Mubarak said: “Abu Dhabi is a thriving, global destination where heritage and innovation combine to create a world-class environment to live, work, and explore. Sustainable and inclusive development has been a critical part of this success, which is why Aldar remains focused on delivering communities that reflect the values and ambitions of the UAE.

By GlobalDataIn line with Abu Dhabi’s educational aspirations, Aldar has partnered with an international institution to introduce an educational experience to the island. This school is set to become a cornerstone for family life, enhancing the island’s community appeal.
The project is positioned between Yas Island and Saadiyat Island.
The new island offers connectivity and is in proximity to Yas Island’s theme parks, Saadiyat Island’s Cultural District, and Zayed International Airport.
Also, 30% of the island’s space is said to be dedicated to natural environments, featuring gardens, green trails, and the 10km Berm Park that serves as a wellness and fitness corridor. The park includes running tracks, cycling routes, and fitness amenities.
Fahid Island will also offer water sports and a 2km waterfront promenade with retail, dining, and art experiences.
The development is claimed to be the world’s first Fitwel-certified island and has also obtained Leadership in Energy and Environmental Design City and Communities Platinum precertification. It also aims for an Estidama 3-Pearl rating, with a master plan promoting eco-friendly mobility and connectivity.
Aldar has engaged various architects, including Japanese architects Kengo Kuma and Koichi Takada, to design the island’s residential concepts, with further developments by ACME and UAE-based NAGA Architects.
Over 6,000 residences, from apartments to luxury villas, are being planned.
The first residential development, Fahid Beach Residences, aims to set a new standard for beachfront living.
In October 2024, Aldar Properties, alongside Mubadala Investment Company, began construction on One Maryah Place, a commercial development on Al Maryah Island, marking ongoing expansion in Abu Dhabi’s real-estate sector.
